Current Condition: Facility Issues

You are here: Home / Portfolio Items / Current Condition: Facility Issues

November 14, 2017 by John Guilfoil

The high school and middle school buildings are used about 17 hours each school day, 5-10 hours a day on weekends,  and throughout the summer.

Completed in 1956 the high school has numerous infrastructure issues:

  • The building has its original electrical, which is at capacity, so no new projectors or other technology can be added to classrooms. In addition the building wiring is not up to code.
  • The plumbing is old and corroded, and insulated with asbestos.
  • The building foundation is cracking and there is frequent flooding.
  • The heating system is original to the building. Replacement parts are no longer being made, so if any problem with the boiler arises, parts must be fabricated. The system is also inefficient when compared to current standards.

The boilers were replaced about 20 years ago but the rest of the heating system is original to the building. The system is very inefficient when compared to current standards.

This 2015 flood was caused by a crack in the main water source to the building. This pipe has broken in numerous locations over the years, including January 2019.

PRSD contracted CGKV Architects and Fitzmeyer & Tocci Associates to prepare an existing conditions report to accompany the Statement of Interest submitted to the Massachusetts School Building Authority in 2015. This report concluded that the HVAC equipment from 1956 was in “imminent danger of possible failure. This would result in a large portion of the building being without heat.” They also concluded that the original 1956 electrical distribution equipment appears to be in “imminent danger of possible failure, which would result in the school being without power.” The district is partnering with the MSBA to develop plans to address these critical infrastructure concerns, as well as other facility related issues. Furthermore, the district has created a facility contingency plan to address where we will educate students in the case the building is unusable.
